Staging your home …..or Home Staging as some refer to it is the art and process of visually presenting your house for sale so buyers can mentally move in to the space you are selling. It is hard for buyers to move in to your house mentally with clutter and too much furniture.
Home Staging is not decorating the house. It is actually de-decorating. Selling the house and the space inside is what the process is all about. Again you are selling the space ….and the process of Home Staging has been proven to work…..by:
clearing all the rooms one at a time so buyers can envision themselves and their belongings in the space.
De-cluttering by packing up collections and personal items (ie. Photos) early.
Using accessory items and pieces of furniture in different ways around the house.
Making the commitment to getting your house, condo or townhouse ready for sale.
Take the "sniff" test to detect any odors of pets, cooking, mildew, smoke and old carpeting. We live in our homes and sometimes become accustomed to these odors, but they are there and can immediately turn off a potential buyer when they walk in the door. Ventilate, deodorize and clean…then ask a friend or me to check the smell as I do not live in your house. "If you can smell it, you can't sell it!" [1]
As I was taught by the creator of the concept of Home Staging, Barb Swartz, she uses the scenario of "detailing your home as you would your car" if you were attempting to sell your car. What would you do with your car before you showed it to potential buyers??? Wash, wax, vacuum, clean out the junk and touch up chips and dents…right? Well, that is the same concept as Home Staging. I want to help you pack up the majority of your belongings before you sell except for the items we discuss need to stay for staging…and not after you sell!! Pack up early…you will be packing anyway and your house will definitely sell faster if you do.
Major concepts I stress to my selling clients before I stage their homes for sale is that staging is not decorating. "Decorating means personalizing your space; staging is depersonalizing it" [2] Decorating is optional….Staging is mandatory and necessary! You need to sell your house in this volatile market and the buyers will be the same buyers but the seller of them home has to change their outlook on the process …I can help you sell your house in less time and for more money.
